As in all countries where there are earthquakes,
it is extremely important that the builder follows all the regulations for earth quake safety, even
though the amount of concrete and iron may seem exaggerated:

These building regulations are now very strict and
there is a big difference between the situation now and 15 years ago.

Here is a list of some of the most important things included in our building price:
- Building license and cost for architect
- Insurance during the building period
- All work according to Greek building regulations
- IKA tax (a special tax everyone who builds must pay, not always included…and which normally is payable after building has finished)
- Drainage to avoid damage from humidity coming from below
- Insulation in the walls and on the roof

- Kitchen with sink, worktop, kitchen units, etc.
- Tiled bathroom with shower, etc
- Tiles on the floors, buyer’s choice (mid price range)
- Kitchen units, worktop, cupboards all buyer’s choice (mid price range)
- A terrace and/or a balcony along one side of the house
- Electricity installed and all the cabling
- Water installed and connected
- Sewage
- Double glazing in all windows and balcony doors. Doors and window frames of white aluminium or wood.
- Painting outside and inside, buyer’s choice of colour
- Closets in the bedrooms
Summary: everything except heating system, furniture and white goods.

Some houses have better views than others....
Our payment plan:
25% before building begins (when we apply for the building license)
50% when the roof is on
20% when the tiles are laid, and the windows have been fitted
5% when you have inspected the house

We normally work like this:
The first step is of course to find a plot.
1. We discuss your house and give you some drawings so you have something to start with.
2. The next step is that you tell us how you want the drawing changed, that you have decided to use.
3. We then work out the plan for your house.
4. When you are satisfied with the drawings we apply for building license.
5. Building can begin
